Union Budget 2024: What does the real estate sector expect?

The Indian real estate sector has been experiencing a significant boom in the recent quarters driven by factors such as rapid urbanisation, policy reforms, increase in disposable income and a continuous growth in consumer sentiments. Last year, the sector registered remarkable progress, consolidating its position among various other sectors.

With budget 2024 approaching, a strong sense of optimism prevails throughout the sector. There are numerous prerequisites that we are looking forward to being fulfilled, including a potential decrease in the GST rate, lower interest rates on home loans, decline in property prices overall, implementation of a more efficient single-window clearance system, and the development of off-centre locations.

One major expectation from this year’s budget is granting of industry status to the sector. The real estate industry has played a significant role in boosting the country's economic growth. Granting industry status to this sector will not only attract more investments but also streamline various governing procedures.

Reduction in GST and interest rates.

There is a strong possibility that there will be a reduction in GST rates. The introduction of the GST input tax credit rule is expected to reduce prices of property, thereby enhancing transparency in the overall process. This step is critical for organisations leading the real estate sector’s transition into a new era, fostering sectoral growth not only for homebuyers but also for the economy.

The industry is also expecting a possible reduction in GST rates and measures to stabilise the costs of materials. These actions could have a significant positive effect on developers and homebuyers. If these strategic measures are implemented, we can envision a thriving real estate market that fulfils the dreams of developers and homebuyers, while also contributing to economic growth nationwide.

On the other hand, increasing the rebate on home loan interests under Section 24 from ₹2 lakhs to ₹5 lakhs could give housing demand a substantial shot-in-the-arm. Enhancing budget allocation for urban infrastructure, decreasing stamp duty rates and proposing waivers for first-time homebuyers would further stimulate growth.

Encouraging the growth of affordable housing.

The current government’s focus has been ‘Housing For All’ for a while and in this budget, it is expected this goal will gain further impetus. Expanding affordable housing to embrace residential properties ranging between ₹65 lakhs to ₹75 lakhs with significantly larger carpet areas clubbed with the re-launching of credit-linked-subsidy-schemes (CLSS) will be beneficial to homebuyers. Apart from that sustained investments in housing and urban development and infrastructure are crucial for ongoing growth, enhanced standard of living and more job creation.

We are also anticipating enhanced tax benefits on Home loans. There is an increasing call to raise the deduction for principal repayment under Section 80C from the current amount of Rs. 1.5 lakh to Rs. 2.5 lakh, going beyond just interest rate rebates. If this adjustment is implemented, it would provide substantial relief to homebuyers by making home loans more affordable. Moreover, it would further fuel investment in the sector encouraging more people to buy residential properties. Enhancing tax benefits would ease the financial burden on individual homebuyers and at the same time contribute to the growth of the housing market.

We anticipate the government will make certain land holdings available at lower costs, particularly for affordable housing projects. This would help reduce overall prices of real estate, making housing affordable and accessible for all.

Increased focus on sustainability.

There is a growing anticipation regarding the introduction of certain incentives curated to upkeep sustainable and eco-friendly homes or residential projects, particularly within the affordable housing segment. These incentives may include favourable loan-terms, subsidies and tax benefits for developers and buyers who prioritise green building practices.

The rationale behind this expectation is twofold: firstly, it addresses the pressing need for environmental sustainability by reducing carbon footprint and resource consumption associated with inclusive real estate development. Secondly, it provides housing options that are not only affordable but also comply with energy-efficient regulations, resulting insubstantial long-term savings and an enhanced quality of life. Promoting green housing projects will not only align with bigger environmental goals but will also support the urgent need for affordable housing solutions.

Priority to infrastructure development

As the budget draws closer, we expect the government to implement measures to stimulate growth and sustainability across the sector. Our expectation is that the government will prioritise infrastructure development, streamline regulatory processes and offer incentives for green building practices. By introducing certain reforms to uplift transparency along with ease of business, we can encourage investment and ensure long-term economic stability. The sector is hopeful that the budget will lay the foundation for a stronger and more resilient real estate landscape.

Ultimately, if these policies get implemented, the real estate sector will continue on its path of steady growth.

Birla Estates acquires 5-acre land parcel in Gurugram with revenue potential of ₹1,400 crore

Birla Estates, a wholly-owned subsidiary of Century Textiles and Industries Ltd and the real estate arm of the Aditya Birla Group, is rapidly expanding in the NCR market. Shares of Century Textiles and Industries Ltd ended at ₹2,108.80, down by ₹32.45, or 1.52%, on the BSE.

Realty firm Birla Estates Private Ltd on Monday (July 15) announced the acquisition of a prime five-acre land parcel in Sector 71, Gurugram. This acquisition marks a significant expansion of Birla Estates' footprint in the National Capital Region (NCR).

The newly-acquired land offers a development potential of approximately one million square feet and is projected to generate revenue exceeding ₹1,400 crore. The development will feature luxury high-rise residential towers, complemented by elegantly designed clubhouse amenities and landscaped surroundings.

Located on the Southern Peripheral Road (SPR) in Sector 71, it boasts good connectivity to Delhi and other parts of Gurugram via the Dwarka Expressway, Sohna Road, and Golf Course Extension Road.

Elevated road in Gurgaon to link Dwarka & Mumbai expressways | Gurgaon News.

GURGAON: Haryana govt on Wednesday approved a 5.5km signal-free elevated corridor from Vatika Chowk to the CPR cloverleaf that will connect Dwarka Expressway with Delhi-Mumbai Expressway at Sohna. The decision was taken at the GMDA board meeting in Chandigarh chaired by chief minister Nayab Singh Saini. The Rs 750-crore project, which factors in Rs 130 crore for land acquisition at Vatika Chowk, will take two years to complete after the work is allotted.

Under the plan, both the main carriageway and service roads of the elevated corridor will have six lanes - three on each side.

GMDA officials said the existing SPR stretch will be developed into the service lanes, which will have entry and exit points to the elevated section. Additionally, 3m-wide footpaths and 2.5m-wide cycle tracks and green belts will be developed on each side.

The stretch from the CPR cloverleaf to Vatika Chowk currently has traffic signals at three intersections, which will be removed. \\\"We have received administrative approval for the upgrade of SPR from Vatika Chowk to the CPR cloverleaf on NH-8 for a signal-free elevated corridor. We will soon engage a consultant to prepare the detailed project report, along with design and technical specifications," a senior GMDA official said.

12 मीटर चौड़ी रोड पर स्टिल्ट पार्किंग सहित चार मंजिला भवन बनाने की नीति को हरी झंडी

नई कालोनियों के लाइसेंस में 10 मीटर चौड़ी रोड पर बन सकेंगे स्टिल्ट पार्किंग सहित चार मंजिला भवन

बिजेंद्र बंसल, नई दिल्ली। हरियाणा में 12 मीटर चौड़ी रोड पर स्टिल्ट पार्किंग सहित चार मंजिला भवन बन सकेंगे। इसके साथ नई लाइसेंस कालोनियों में स्टिल्ट पार्किंग सहित चार मंजिला भवन 10 मीटर चौड़ी रोड पर भी बन सकेंगे। बता दें, सरकार ने 180 वर्ग गज से ऊपर के प्लाट पर स्टिल्ट पार्किंग सहित चार मंजिला भवन बनाने की नीति को मंजूरी दी थी। इसके बाद पुराने सेक्टर्स में इन भवनों के बनने से बिजली, पानी, सड़क, सीवर लाइनों पर बने दबाव के चलते रेजीडेंट वेलफेयर एसोसिएशन ने विरोध करना शुरू कर दिया था।

आरडब्ल्यूए की तरफ से यह भी विरोध था कि इन भवनों के बनने से आसपास के मकानों में दरार आ जाती हैं। इसके चलते राज्य सरकार ने 23 फरवरी 2023 को बजट सत्र के दौरान इस नीति पर प्रतिबंध लगा दिया था। सरकार ने प्रदूषण नियंत्रण बोर्ड के चेयरमैन पी. राघवेंद्र

राव की अध्यक्षता में एक कमेटी का गठन इस बाबत रिपोर्ट भी ली थी । इस रिपोर्ट में कहा गया था कि ऐसे भवन में केवल बड़ी रोड पर ही बनाने की अनुमति दी जानी चाहिए। नए सेक्टर्स या लाइसेंसशुदा कालोनियों में छोटी रोड पर भी इसकी अनुमति दी जा सकती है क्योंकि वहां उसी हिसाब से मूलभूत जनसुविधाएं उपलब्ध कराने का प्रावधान किया जा सकता है।
मालूम हो कि दिल्ली में केंद्रीय शिक्षा मंत्री व विधानसभा चुनाव में हरियाणा भाजपा के प्रभारी धर्मेंद्र प्रधान की अध्यक्षता में हुई बैठक के दौरान मुख्यमंत्री नायब सैनी के समक्ष केंद्रीय सहकारिता राज्य मंत्री कृष्णपाल गुर्जर ने यह मुद्दा उठाया था । उन्होंने कहा था कि राज्य सरकार को चुनाव से पहले लंबित सभी मामलों पर अपना निर्णय दे देना चाहिए। स्टिल्ट पार्किंग सहित

Birla Estates acquires 16.5 acre land in Pune; to build Rs 2,500 crore housing project.

Realty firm Birla Estates Pvt Ltd on Monday said it has acquired a 16.5-acre land parcel in Pune to a develop a housing project with an estimated revenue potential of Rs 2,500 crore.

Birla Estates is a 100 per cent wholly-owned subsidiary of Century Textiles and Industries Ltd and the real estate venture of the Aditya Birla Group.

The company said it is expanding its presence in Pune with a land acquisition in Manjri, Pune.

"The land parcel is spread across 16.5 acres with a development potential of approx. 32 lakh sq ft and an estimated revenue potential of Rs 2,500 crore," a regulatory filing said.

K T Jithendran, MD & CEO at Birla Estates said, "Pune is a strategic market for us and this acquisition is a step towards our ambitious growth plans." The Pune Sholapur corridor is transforming at a rapid pace, he said.

"We intend to enhance living standards in Manjri by delivering meticulously designed homes that seamlessly integrate contemporary architecture with thoughtfully chosen amenities," Jithendran said.

Birla Estates develops premium residential housing in key markets. The company is developing land parcels both through outright purchases as well as asset light joint ventures apart from developing its own land parcels.

In the long-term, the company is focused on developing world class residential, commercial and mixed use properties.

द्वारका और मुंबई एक्सप्रेसवे को जोड़ने के लिए क्लोवरलीफ बनेगा

गुरुग्राम। द्वारका एक्सप्रेसवे को दिल्ली-मुंबई एक्सप्रेसवे से जोड़ने की योजना का रास्ता साफ हो गया है। भारतीय राष्ट्रीय राजमार्ग प्राधिकरण ( एनएचएआई) ने एनएच 248ए (गुरुग्राम-सोहना एलिवेटेड रोड) पर वाटिका चौक के समीप क्लोवरलीफ तैयार करने की प्राथमिक मंजूरी गुरुग्राम महानगर विकास प्राधिकरण (जीएमडीए) को दे दी है।
जीएमडीए की योजना द्वारका एक्सप्रेसवे और एनएच-48 को जोड़ रहे क्लोवरलीफ से वाटिका चौक तक एलिवेटेड रोड बनाने की है। इन दोनों के बनने के बाद एनएच 248ए, एसपीआर (साउथर्न पेरिफेरल रोड) और गोल्फ कोर्स एक्सटेंशन रोड पर यातायात दबाव कम हो जाएगा।

सोमवार को एनएचएआई अध्यक्ष संतोष कुमार यादव की अध्यक्षता में बैठक दिल्ली स्थित एनएचएआई मुख्यालय में हुई थी। इसमें एनएचएआई के क्षेत्रीय अधिकारी मोहम्मद सैफी, परियोजना अधिकारी योगेश तिलक, जीएमडीए के मुख्य कार्यकारी अधिकारी ए. श्रीनिवास, मुख्य अभियंता अरुण धनखड़, राजेश बंसल, कार्यकारी अभियंता विकास मलिक आदि मौजूद थे। जीएमडीए अधिकारियों ने एनएचएआई अध्यक्ष को बताया कि एनएच248ए पर वाटिका चौक के समीप क्लोवरलीफ निर्माण की अनुमति प्रदान की जाए। उन्हें बताया कि मौजूदा समय में गोल्फ कोर्स एक्सटेंशन रोड या द्वारका एक्सप्रेसवे से एसपीआर के माध्यम से वाटिका चौक पर पहुंच रहे वाहन चालकों को दिल्ली-मुंबई एक्सप्रेसवे पर चढ़ने के लिए वाटिका चौक से लेकर भोंडसी तक या वाटिका चौक से सुभाष चौक तक जाना पड़ता है। इसके बाद एलिवेटेड हाइवे पर चढ़कर दिल्ली-मुंबई एक्सप्रेसवे के लिए निकलते हैं। इस कारण गुड़गांव- सोहना रोड पर यातायात अधिक रहता है। एनएचएआई अध्यक्ष को बताया गया कि द्वारका एक्सप्रेसवे से लेकर एनएच 248ए को जोड़ने के लिए करीब 5.5 किलोमीटर लंबा एलिवेटेड रोड बनाने की योजना है। ऐसा होने के बाद द्वारका एक्सप्रेसवे, एनएच-48 और एनएच 248ए आपस में जुड़ जाएंगे। इससे रोजाना हजारों की संख्या में वाहन चालकों को लाभ मिलेगा।

Global City project in Gurugram gets environment clearance from MoEF

The Ministry of Environment, Forest and Climate Change has provided environment clearance to the Haryana government’s ambitious Global City project in Gurugram, people aware of the matter told Moneycontrol.

The project is being executed by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC). The HSIIDC’s Global City is coming up in Gurugram sectors 36B, 37A and 37B near the recently opened Dwarka Expressway. The Global City will spread across around 1000 acres and will have residential zones, industrial clusters, commercial zones.

“The Union Ministry of Environment, Forest and Climate Change has granted much required environmental clearance to the Global City project. The move will pave the way for seamless growth of the project and also facilitate executing work on the ground at a faster pace. A public notice in connection with environmental clearance to the project has also been published by HSIIDC,” an official of the HSIIDC said.

NEW DELHI: Max Estate, the real estate arme of the Max Group, has executed binding agreements for a potential group housing residential development on 18.23 acres of land with gross development value (GDV) estimated at over Rs 9,000 crore in Gurugram at the back of ~4 million sq ft  of development area.

This land parcel is contiguous to its existing 11.80 acres of land on Dwarka Expressway in sector 36 A, Gurugram on which Max Estates had done a joint development agreement (JDA) last year.

Both opportunities imply a combined GDV potential over time of over Rs 13,000 crore by developing and selling an area over 6.4 million sq ft.

Rishi Raj, COO, Max Estates said, "This is integral to our stated growth strategy of securing at least 2 million sq ft of development opportunity in Delhi NCR every year. Post closure of this transaction, the portfolio of Max Estates will grow by 50 per cent from 8 to 12 million sq ft of development potential."

The binding agreement envisages securing development opportunity through JDAs over three tranches and undergoing the process of securing license under transit orient development (TOD) policy in collaboration with the landowner.

The company recently signed a memorandum of understanding (MoU) with New York Life Insurance Company (NYL) for investment in Max Tower (MTPL) and Pharmax Corporation (PCL) wholly-owned subsidiaries of the company. 

NYL will subscribe to 1,07,89,330 equity shares to be issued by MTPL for an aggregate consideration of approximately Rs 565.25 million and acquire 2,63,76,841 equity shares of MTPL, from the company for an aggregate consideration of approximately Rs 1,381.88 million.

NYL will also subscribe to 74,48,814 equity shares to be issued by PCL for an aggregate consideration of approximately Rs 347.56 million and acquire 3,40,64,700 equity shares of PCL, from the company for an aggregate consideration of approximately Rs 1,589.46 million.

Upon the consummation of the transaction, NYL will hold 51% and 49% of the share capital of MTPL & PCL, respectively, on a fully diluted basis.

The board of directors recently approved corporate guarantee of Rs 4500 million for availing the financial facilities by Max Estates 128, a wholly-owned subsidiary of the company from Standard Chartered Bank and Standard Chartered Capital.

PM Modi to lay foundation stone for Metro project in Old Gurugram

With laying the foundation stone of AIIMS which is going to be built in Bhalkhi  Majra, in Rewari, the Prime Minister will also lay the foundation stone of the new Metro route.

Deputy Commissioner Gurugram, Nishant Kumar Yadav, said that Prime Minister Narendra Modi will lay the foundation stone of the new Metro route (From Millennium City Centre to Cyber City) in Old Gurugram on February 16.

While talking to the media on Monday, Yadav said that along with laying the foundation stone of AIIMS which is going to be built in Bhalkhi Majra, in Rewari, the Prime Minister will also lay the foundation stone of the new Metro route.

Giving information about the Metro project, Yadav said that in the next four years, 27 stations will be built on this 28.5 km-long link at a cost of Rs 5452.72 crore.

He said that connecting the people of Old Gurugram with the Metro network will prove to be a milestone in public transport.

"On the 28.5 km long Metro route from Millennium City Centre to Cyber Park, about 27 stations like Sector 45, Subhash Chowk, Hero Honda Chowk, Sector 37, Sector 10, Basai, Sector 4, Rejangla Chowk, Palam Vihar, Sector 23, etc, will be constructed," he said.

Dwarka Expressway will also be connected to this Metro route by creating a station near Sector 101, near the Metro depot to be built near Basai, he said.

He said that for the project of Metro expansion in the old city, Haryana Government has formed Haryana Metro Rail Corporation (HMRC) on the lines of the Delhi Metro Rail Corporation (DMRC).

Emaar India to invest Rs 900 crore to develop luxury housing project in Gurugram: CEO

Realty firm Emaar India will invest Rs 900 crore over the next four years to develop a luxury housing projects in Gurugram as part of its expansion plan, a top company official said. The company, which is part of Dubai-based Emaar Properties, has launched and already sold 424 luxury homes in its group housing project 'Urban Oasis' located at Sector 62, Golf Course Extension Road in Gurugram.

In an interview with PTI, Kalyan Chakrabarti, CEO of Emaar India, said, "We launched a residential project after a gap of almost four years, and were humbled by the response from the market." Emaar India has sold out all 424 flats launched in the first phase for Rs 1,723 crore in revenue. It received 10 times subscription with 4,259 expression of interests for the 424 homes available.

He said the demand for luxury homes in all major cities including Gurugram is very strong from both end users and investors. Asked about the project cost, Chakrabarti said it will be around Rs 900 crore excluding cost of the land.

"We enlisted one of the big-4 audit firms -- E&Y -- for overseeing the process fairness and transparency, while leveraging the robustness of SFDC software for a streamlined registration process," he said. On the status of existing projects, Chakrabarti said the company has completed all legacy housing projects and the possessions are being given to customers.

SPR to be repaired, GMDA allots tender.

GMDA officials said that repair work on the stretch from Ghata village near Golf Course Road to Vatika Chowk will commence within 15 days.

The Gurugram Metropolitan Development Authority (GMDA) has allotted the tender for special repairs of a part of southern peripheral road (SPR), the condition of which has deteriorated for the last few years, officials aware of the matter said on Wednesday.

GMDA officials said that repair work on the stretch from Ghata village near the Golf Course Road to Vatika Chowk will commence within the next 15 days. The authority will ensure that once the work is completed, there would be no potholes or damaged patches on the road, they added.

The SPR, which is nearly 14 km long, runs from Faridabad Road to Vatika Chowk and further to Kherki Daula toll plaza.

GMDA officials added that they have started with the repairing work of the most damaged stretch, which is around 5 km, from Golf Course Road to Vatika Chowk. The repairs on the remaining section will also be taken up when the winter gets over, they added.

Arun Dhankhar, chief engineer, GMDA said that the repair work will be carried out at a cost of around ₹7.5 crore, and the contractor will resurface the entire stretch with bituminous concrete, and the intersections will also be strengthened as the number of vehicles is higher at these points. “All the damaged portions and potholes will be repaired properly,” he said.

AIR INDIA LEASES 6.3 LAKH SQ.FT SPACE IN GURGAON

Air India has taken up blocks in E-Novation Centre, Sector 75, Gurugram from the landlord, Innovative Techno Park Pvt Ltd. 

Air India has signed a lease agreement to take up commercial space spread across an area of 6.2 lakh sq ft in E-Innovation Centre in Gurgaon, Sector 75, at an annual rent of over 90 crore for 21 years, documents accessed by CRE Matrix, a real estate data analytics firm showed.

The airline, acquired by the Tata group in January 2022, has taken up blocks B, C and E spread across an area of 3.61 lakh sq ft, at an average rent of 2.40 crore per month and an average rent of 43.29 crore per annum, E- Novation Centre, Sector 75, Gurugram from the landlord, Innovative Techno Park Pvt Ltd.

The starting monthly rent is 2.40 lakh and the security deposit paid is 14.40 crore. A stamp duty of 23.89 crore was paid for the deal, the documents showed.

Oberoi Realty forays into NCR, acquires 14.8 acre land for luxury project.

Mumbai-based developer Oberoi Realty has acquired 14.8 acres of land in Gurugram, Haryana, for INR597cr ($87m). The company plans to develop a luxury residential group housing project on the site, marking its first venture outside of Mumbai. Oberoi Realty will also launch projects in Thane, including the Forestville development in Kolshet and a project on Glaxo pharma land in Vasant Vihar.

Signature Global to Invest ₹2.5k cr in Gurugram Residential Projects.

New Delhi: Realty developer Signature Global will invest close to 2,500 crore in developing over 6 million sq ft of residential projects in Gurugram in the second half of FY24, a senior executive said. The company has acquired land par- cels in Sector 71 and Sector 37D and it plans to launch before March 2024. "We have decided to expand our presence in three micro-mar- kets in Gurgaon-Sector 71, Sector 37D and Sohna. We have acquired some land parcels here and will start developing these," said chair- man Pradeep Kumar Aggarwal.

Pre-sales for HIFY24 grew 37.6 % to 1,861 crore from 1,353 crore in the year earlier. Signature Global reduced its debt to 362 crore by September end from 1,093 crore at the end of FY23 as sales realisa tions grew to 9,800 per sq ft from 7,425 per sq ft in.

"Landrates have gone up conside- rably but we had acquired these parcels much before which will al- low us to launch at the lower rate. This will give buyers the opportu nity to earn more on the property," said Aggarwal.

The company said it has entered into definitive documents to ac- quire an entity owning 25.14 acres of land in Sector 71, Guru- ram. (Southern Peripheral Ro- ad). This will be developed as a mixed-use development project comprising housing and com- mercial components.

The estimated capital expen- diture on the project for land and approval purposes is ex- pected to be approximately 750 crore. "In addition, we will invest 1,200 crore in the construction of the project. With two big projects in the remaining months of the financial year, we expect to launch projects worth 28,500 crore," said Aggarwal.

Union cabinet okays metro connectivity from HUDA City Centre to Gurugram`s Cyber City.

On Wednesday, the Union cabinet granted approval for the extension of Metro connectivity from HUDA City Centre to Cyber City in Gurugram, as announced by Union minister Piyush Goyal.

The proposed expansion will span a distance of 28.50km and encompass a total of 27 stations along the route.

The total cost of the project will be around Rs 5,450 crore, Goyal told reporters here.

The entire project will be elevated and have a spur (side line) from Basai village for connectivity to the depot.

The project is proposed to be completed in four years from the date of its sanction and will be implemented by Haryana Mass Rapid Transport Corporation Limited (HMRTC).

HMRTC will be set up as a 50:50 special purpose vehicle (SPV) of the Central and Haryana governments after a sanction order is issued.

Kherki Daula Toll Plaza To Be Shifted In 2-3 Months, Says CM Khattar

Gurugram: Haryana chief minister Manohar Lal Khattar on Sunday announced that the Kherki Daula toll plaza on the Delhi-Gurgaon Expressway will be removed in next two-three months, adding that his government is considering proposals for its removal.

Khattar made the announcement on the side lines of an event in Gurugram’s Sector 79, and said that he spoke to Union transport minister Nitin Gadkari on Saturday in this regard.

“The state government is working towards removal of Kherki Daula toll plaza and I had a discussion on this regard with Union transport minister on this matter. The main problem at this toll is that there is congestion and traffic jams, which causes heavy pollution. Paying the toll fees is not an issue with most of the people and removal of toll barriers is under active consideration. This shifting will be carried out on next two to three months,” said Khattar.

The CM added that the toll plaza will be either shifted to Panchgaon or to the Dwarka Expressway.

हरियाणा के शहरों में अब कामर्शियल प्रापर्टी के हर फ्लोर की रजिस्ट्री |

राज्य ब्यूरो चंडीगढ़ हरियाणा में उन कालोनियों में भी कामर्शियल (व्यावसायिक) भूखंड और एससीभी (शप-कम-अफिस) में अलग-अलग फ्लौर की स्वतंत्र रजिस्ट्री हो सकेगी, जिनके लाइसेंस सरकार द्वारा दिए गए हैं। अभी तक हरियाणा शहरी विकास प्राधिकरण (एचएसवीप) के सैक्टरों में ही इस तरह के प्रावधान थे। एचएसवीपी की तर्ज पर अब लाइट कालोनियों में भी इस तरह के नियम लागू होंगे। इससे हरियाणा के लाखों लोगे की लाभ होगा।

मुख्यमंत्री मनोहर लाल की अध्यक्षता में हुई राज्य मंत्रिमंडल की बैठक में इस प्रस्ताव को मंजूरी दी गई। वर्तमान में 1975 के अधिनियम के तहत जारी किए गए लाइसेंस के हिस्से के रूप में एसओ
ग्रेग से मिडल की बैठकले मुख्यमंत्री मनोहर लाल र वाणिज्यिक भूखंडों में स्वतंत्र मंजिलों के पंजीकरण की अनुमति नहीं थी। सरकार की इस मंजूरी के बाद अब स्थाई रूप से ट्रांसफर बिक्री, उपहार, विनिमय या पट्टे के उदेश्य से स्वतंत्र आवासीय मंजिलों के पंजीकरण की सुविधा होगी। इस तरह से उद्यम प्रोत्साहन नीति 2015 के दृष्टिगत औद्योगिक कृषि क्षेत्र में औद्योगिक कॉलोनी के विकास के लिए लाइसेंस प्रदान करने संबंधी नीति में संशोधन का निर्णय लिया गया है। वर्तमान में

समुदायिक सुविधाओं के लिए किफायती औद्योगिक आवास घटक के 10 प्रतिशत क्षेत्र को उपलब्ध कराने का प्रविधान है। इसका निर्माण कालोनाइजर द्वारा किया जाना आवश्यक है। इसमें संशोधन किया गया है, जिससे अब डेवेलपर समुदायिक स्थलों को तृतीय पक्ष द्वारा विकसित करवा सकते हैं। यह पाया गया है कि अस्पतालों और स्कूलों का डिजाइन और विकास के लिए विशेष एजेंसियों की आवश्यकता है।

Dwarka Expressway: दिल्ली से गुरुग्राम जाने के लिए राहत भरी खबर है. उन्हें अब घंटों जाम से जूझना नहीं पड़ेगा. साथ ही जून 2023 तक द्वारका एक्सप्रेसवे पर वाहन फर्राटा भरेंगे.

Dwarka Expressway: द्वारका एक्सप्रेसवे के तहत बने बडघेड़ा अंडरपास को आज यानी बुधवार को ट्रायल रन के लिए खोल दिया गया है. फिलहाल दिल्ली से गुरुग्राम आने वाली लेन खोली गई है. वहीं अगले हफ्ते तक गुरुग्राम से दिल्ली जाने वाली लेन भी खोल दी जाएगी.  वहीं इस अंडरपास से द्वारका, नजफगढ़, बहादुरगढ़ की तरफ जाने वाले सैकड़ों वाहनों का रास्ता आसान होगा. इस रासते से रोजाना करीब 10 हजार से ज्यादा वाहन निकलते हैं. वहीं इस एक्सप्रेसवे के बन जाने के बाद यातायात की संख्या कई गुणा बढ़ जाएगी. फिलहाल अगले महीने तक इसका ट्रायल किया जाएगा. साथ ही इस दौरान आने वाली कमियों और खामियों को दूर करके इसे नियमित तौर पर चालू कर दिया जाएगा.

केन्द्रीय सड़क एवं परिवहन मंत्री नितिन गडकरी द्वारका एक्सप्रेसवे का निरीक्षण करेंगे साथ ही खेड़की दौला चौक पर बने क्लोवरलीफ फ्लाइओवर का भी उद्घाटन करेंगे ।

Gurugram News Network – गुरुग्राम वासियों को जल्द ही एक नए क्लोवरलीफ फ्लाइओवर की सौगात मिलने वाली है । आने वाले महीनों में जल्द ही इस क्लोवरलीफ फ्लाइओवर की शुरुआत कर दी जाएगी ।  केंद्रीय सड़क एवं परिवहन मंत्री नितिन गडकरी मई में द्वारका एक्सप्रेसवे का निरीक्षण करेंगे और खेड़की दौला चौक क्लोवरलीफ का शुभारंभ करेंगे । करीब 8 हजार करोड रुपए की लागत से बनाए जा रहे द्वारका एक्सप्रेसवे के गुरुग्राम के हिस्से में कार्य तेजी से चल रहा है । खेड़की दौला ओवरलीफ का कार्य लगभग पूरा होने को है । खेड़की दौला ओवरलीफ शुरू होने के बाद एसपीआर सहित दौलताबाद - धनकोट की ओर बसने वाले सेक्टरों के लोगों को इसका खासा लाभ मिल सकेगा । खेड़की दौला टोल के संबंध में भी गडकरी से चर्चा हुई और उन्हें  वादा याद दिलाते हुए कहा कि द्वारका एक्सप्रेसवे शुरू होने के बाद टोल को हटाया जाए । गुरूग्राम -पटौदी -रेवाड़ी राष्ट्रीय राजमार्ग का कार्य धीमी गति से चलने की चर्चा गडकरी ने चर्चा की है,  उन्होंने अधिकारियों को निर्देश दिए हैं कि कार्य में तेजी लाई जाए।

The Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) has invited bids for the auction of three mixed-use plots in its Global City Project in Gurugram, which officials said has an investment potential of $15 billion.

The HSIIDC has also floated tenders for developing facilities such as civic amenities in Global City, which is to be spread over 1,000 acres with residential zones, industrial clusters and commercial sites.

Officials said construction work is likely to begin by August or after the monsoon retreats in September. The deadline for completion is 36 months from the start of construction.

चार फ्लोर के निर्माण पर मांगे आपत्ति - सुझाव

गुरुग्राम : स्टिल्ट पार्किंग के साथ चार फ्लोर के निर्माण को लेकर टाउन एंड कंट्री प्लानिंग विभाग की तरफ से अब आमजन से आपत्ति एवं सुझाव मांगे गए है। आमजन आपित्त या सुझाव अगले 15 दिन यानी छह अप्रैल तक टाउन एंड कंट्री प्लानिंग विभाग की वेबसाइट tcpharyana.gov.in पर जाकर दे सकता है।

बता दें कि हरियाणा सरकार ने 23 फरवरी से स्टिल्ट पार्किंग के साथ चार फ्लोर के निर्माण के नक्शे पास करने पर रोक लगा दी है। 16 मार्च को टाउन एंड कंट्री प्लानिंग के महानिदेशक टीएल सत्यप्रकाश की तरफ से सरकार ने मामले में एक्सपर्ट कमेटी गठित कर दी है, जो आठ सप्ताह में अपनी रिपोर्ट सौपेंगी। इसके बाद ही स्टिल्ट पार्किंग के साथ चार फ्लोर के निर्माण की नियमावली के भविष्य का फैसला होगा।

गुरुग्राम मेट्रो का निर्माण कार्य वर्ष 2023-24 में हो जाएगा शुरू.

चंडीगढ़। हरियाणा सरकार ने सेकटरों मेंचार मंजिला भवनों के मामले में तुरंत प्रभाव से नक्शे पास करने पर रोक लगा दी है। इस मामले में अध्ययन करने के लिए सरकार नगर योजनाकारों की विशेष कमेटी
गठित करेगी। कमेटी की सिफारिशों के आधार पर अंतिम फैसला लिया जाएगा कि यह नीति लागू की जाए या फिर इसे रदूद किया जाए। हालांकि, जिनके नक्शे पास हो चुके हैं, वह निर्माण करा सकेंगे।

मनोहर लाल ने कहा कि हो सकता है कि चार मंजिला भवन योजना को मांग के अनुसार किसी शहर में लागू किया जाए और किसो में बंद। मुख्यमंत्री ने यह भी संकेत दिए कि इस योजना को पूरी तरह से बंद भी किया जा सकता है और पूरी तरह किया जा सकता है। लेकिन यह अध्ययन के बाद सिफारिशों पर हो आधारित होगा।

हरियाणा के उपमुख्यमंत्री दुष्यंत चौटाला ने कहा कि गुरुग्राम के सेक्टर-84 में हेलीपोर्ट स्थापित किया जाएगा। इस हेलीपोर्ट की स्थापना से दिल्‍ली के एयर स्पेस को एक नया विकल्प मिलेगा। हरियाणा के साथ लगते राज्यों के शहरों के लिए एक अच्छी कनेक्टिविटी भी साबित होगा। डिप्टी सीएम ने कहा कि हरियाणा में एयर इंडिया 3500 करोड़ का निवेश करने की तैयारी में है और एयर इंडिया प्रदेश में प्रशिक्षण शुरू करना चाहती है। रीजनल कनेक्टिविटी स्कीम (285) के तहत हरियाणा के विभिन्न शहरों को उत्तरी राज्यों के शहरों के साथ जोड़ा जाएगा। डिप्टी सीएम ने कहा कि हरियाणा उड्डयन क्षेत्र में तेजी से आगे बढ़ रहा है। इस कड़ी में कई योजनाओं पर कार्य भी हो रहा है, उपमुख्यमंत्री दुष्यंत चौटाला मंगलवार को नई दिल्ली स्थित हरियाणा भवन में केंद्र सरकार की संस्था पवनहंस, एयर इंडिया, राज्य के उडयन विभाग इत्यादि के अधिकारियों की एक बैठक की अध्यक्षता कर रहे थे।

एसपीआर पर फ्लाईओवर बनाने का काम इसी महीने से शुरू होगा.

मौजूदा समय में चल रहे विकास कार्योको लेकर सोमवार को जीएमडीए के सीईओ 8 राजपाल ने समीक्षा बैठक की और वर्ष 2023 में पूरे होने वाले कार्यों में तेजी लाने के अधिकारियों को निर्देश दिए। साउदर्न पेरिफिरल रोड पर आठ फ्लाइओवर का निर्माण और छह-लेन मुख्य कैरिजवे, छह-लेन सर्विस रोड, तीन- मीटर चौड़ा फुटपाथ, 2.5 मीटर चौड़ा साइकिल ट्रैक, ग्रीन बेल्ट और ड्रेनेज नेटवर्क का विकास होगा। यह 4 किमी की विकास परियोजना घटा गांव से एनएच-48 तक सिग्नल फ्री कनेक्टिविटी प्रदान करेगी और परियोजना के पूरा होने का अनुमानित समय वर्ष 2026 तक है।

ओल्ड गुरुग्राम में भी दौड़ेगी मेट्रो

गुड़गांव, 9 नवम्बर (गौरव): ओल्डगुरुग्राम में भी आने वाले समय में मेट्रो दौड़ेगी। हुड्म सिटी सेंटर से एनएच १48 स्थित साइबर पार्क तक करीब 28.5 किलोमीटर मेट्रो लाइन को योजना के तहत बिछाया जाएगा ओल्ड गुरुग्राम मेट्रो योजना को जल्द ही केंद्रीय कैबिनेट से मंजूरी
के लिए भेजा जाएगा।

केंद्रीय मंत्री राव इंद्रजीत सिंह ने बताया कि ओल्ड गुरुग्राम मेट्रो प्रोजेक्ट को अधिकारों स्तर पर पीआईबी व फाइनेंस की ओर से अंतिम मुहर लग गई है और जल्द हो इस योजना को मंजूरी के लिए कैबिनेट की बैठक में प्रस्ताव लाया जाएगा। 6 हजार करोड़ की लागत से तैयार इस योजना पर मार्च तक काम शुरू कर दिया जाएगा। द्वारका एक्सप्रेसवे को भी इस मेट्रो रूट से जोड़ने की तैयारी

Nod for Palam Vihar-Dwarka Metro Route, to be Linked With Delhi Metro.

Gurgaon: The City is likely to see its metro connectivity improve after a long gap, with the state government on wednesday approving the final detailed project report (DPR) for the Palam Vihar Dwarka Sector 21 corridor. The project, which will be primarily funded by the state government, will cost Rs 1,678 crore and is expected to start in 2023, officials said.

Whiteland Corp to invest Rs 3,500 crore for expansion

Real estate development company Whiteland Corporation is consolidating its land bank to cover almost 80-100 acres for over Rs 3,500 crore and has acquired additional commercial land in Gurgaon for expansion, a top company executive said.
“We are gearing up to launch a major integrated residential project of almost Rs 3,500-4000 crore around Diwali this year. We are in talks with global names in the architectural and designing space for creating landmark destinations,” a top executive at the Gurugram-based Whiteland Corporation said.
